PROCESS OF LAND PURCHASE AND SALE

The process of purchasing land or selling the same should be transparent and as per law so that there are no conflicts of interests on the part of both sellers and buyers.

For the benefits of sellers and buyers of land, The Sentinel has provided a list of established procedures so that the entire process of selling and buying land can be hassle free:

When a person decides to sell or buy a plot of land, he or she must first take ‘permission’ from the authorities concerned. As a first step for taking permission, the person must submit the following documents to the circle office:

1.     Seller–customer affidavit

2.     An application to be addressed to the Deputy Commissioner concerned.

3.     Photos of seller and buyer

4.     Address proofs of both seller and buyer

5. Identity proofs of both seller and buyer

6.     Copy of land document

7.     Revenue receipt  

After receiving these documents with the application addressed to the Deputy Commissioner, the mandal of the circle office will verify these documents along with the land patta, etc., and prepare a report which will again be sent to the Deputy Commissioner’s office for issuance of permission.

If the plot of land to be sold/bought in Guwahati, taking permission from the Guwahati Metropolitan Development Authority (GMDA) is a must. For it, the person concerned must submit a copy of the permission from the DC office to the GMDA for fil permission.

A fee should also be paid to the GMDA, which is calculated on the basis of the plot’s valuation done by the circle office. After getting the fee, the GMDA issues the permission.

Filly, a sale deed takes place at the sub–registrar office following which the selling/buying of a particular plot of land is completed.
