Information About NOC For Transfer of Immovable Property

Selling an immovable property? You need to obtain a ‘No Objection Certificate’ (NOC) from the Revenue Circle Office concerned. For such a NOC, you need to apply in the prescribed application format from the circle office paying Rs 30. A court fee of Rs 2 has to be pasted on your application form that has to fulfill all requirements. If the property on sale is in an urban area, you will have to pay Rs 2,500 and if it is in a rural area you need to pay Rs 500. The assistant in the Circle Office receiving your application will send it to the circle officer from where it will be sent to the Deputy Commissioner’s office. The application will be moved both offline and online, and the NOC should be ready within a month.

The documents required for applying NOC for transfer of immovable property are:

A court fee of Rs 2, photographs of both buyer and seller, declaration of consideration (in case of flat value of both flat area and apportionment of land), up-to-date revenue (khajna) receipt, citizenship of purchaser (certified copy of voter list/passport etc), land patta (if available), affidavit of buyer and seller or power of attorney holder, photo ID of buyer and seller, power of attorney copy (if the seller is a attorney holder), pattadar’s affidavit in favour of power of attorney holder, authority/NOC of co-partner in case of flat, NOC from local bodies and PAN card.
